HIGH POINT, N.C.

Residents of the Leonard Oaks Apartments have to vacate their homes after the City Council on Monday ordered the complex closed because of housing code violations.

Located near the corner of Hoover Ave. and Meredith St., the complex is already mostly vacant and boarded up, but the council’s decision made it official. All eight buildings will be boarded up and residents must leave.

Renters have until August 19 to vacate their apartments.

“(It’s) very unfortunate, especially when a lot of people moved here because this was a place that could meet their means, what they were able to afford,” said resident Andrew Paulk.

Schwarz Properties, the Asheboro group that owns the apartment complex, said rent runs between $195 and $395 a month. The group has made major repairs at the complex twice at a cost of a half million dollars.

The company blamed the problems on residents who continue to put holes in walls and prevent Schwarz from making repairs.

Residents disagree.

“When I call, I get the answering machine a lot. Sometimes they say they’ll send someone out and they never do,” said Helen Jones. “It has to get serious before they come out. (It’s) too late then.”

And the council now believes it is too late to remove mold from the windows and fix broken stairs.

The residents now forced to leave are angry, but not at the City of High Point. Their anger is directed at the landlord that’s responsible for maintaining the property.

Representatives from Schwarz Properties say renovations will take a year. When the apartments reopen, rent will increase to $495 a month.

“I have to say everywhere I lived, I never had a community like this,” said Margaret Adkins. “That’s going to be hard to find again.”

Sociological Issues Relating to Mold

“Changes in construction methods have caused US buildings to become perfect petri dishes for mold and bacteria to flourish when water is added. Instead of warning the public and teaching physicians that the buildings were causing illness; in 2003 the US Chamber of Commerce Institute for Legal Reform, a think-tank, and a workers comp physician trade organization mass marketed an unscientific nonsequitor to the courts to disclaim the adverse health effects to stave off liability for financial stakeholders of moldy buildings. Although publicly exposed many times over the years, the deceit lingers in US courts to this very day.”

Irrefutable evidence indicates that Riverstone Residential, Guarantee Service Team of Professionals, & plaintiffs’ attorney, J Arthur Smith III, must have agreed to exclude evidence that would have shown the owners of Jefferson Lakes Apartments & Riverstone Residential had knowledge of the severe MOLD INFESTATION at the complex before we moved in
